The cruise port
Families and couples needing a comfortable night or two before sailing or after returning to Southampton.

Helping Southampton landlords unlock more from their properties through professionally managed short stays — maximising your property’s potential, without adding to your workload.
A standard assured shorthold tenancy (AST) can offer stability. But suitable properties may have greater potential when pricing, availability and guest demand can respond to the market.
Professionally managed short stays provide an alternative way to operate the same asset — without creating another job for the landlord. We help you understand whether that alternative is right for your property.
Nightly pricing can adjust around seasonality, local events and stronger periods of demand, rather than remaining at one fixed monthly rent.
Reach business travellers, project teams, cruise guests, relocating households and leisure visitors — rather than relying on one occupier profile.
Professional cleaning and regular changeovers create frequent opportunities to check your property and identify issues earlier.
Availability can be managed around agreed owner dates, while we handle the day-to-day guest and property operation.

Visiting families, temporary clinicians and healthcare professionals looking for a home from home.

Project teams, contractors, relocating households and business travellers working across the city and port.

City events, the Boat Show and seasonal peaks — periods when pricing can respond to stronger demand.

Supporters travelling for home games who want a simple, comfortable overnight base in the city.

Families visiting the city’s universities for graduations, open days and academic stays.

Shoppers, diners and couples staying a night or two for the city-centre shops, restaurants and waterfront.

Weekend visitors using the city as a base for the New Forest and the wider south coast.
We understand mortgages, maintenance, voids, costs and the importance of protecting the underlying asset — because we manage our own family buy-to-let portfolio.
An understanding of property and finance, combined with first-hand experience running retail and hospitality businesses.
Local knowledge of the different reasons people stay in Southampton, and a personal approach to each property we manage.
Not every property should become a short let. We look at the property, likely demand and numbers first. If the model does not make commercial sense, we will tell you.
S&T Property Ventures is a Southampton-based, family-run business, combining years of business experience with first-hand experience of owning and managing a family buy-to-let portfolio.
Property management is not simply about generating bookings. It is about understanding the asset behind the income, making commercially sensible decisions and looking after someone else’s property with the same care and attention we expect for our own.
Between us, that background spans running retail and hospitality businesses, property and finance, and more than 25 years in education — organisation, consistency and attention to detail, in a business where standards count.
“Landlords aren’t simply looking for more bookings. They’re trusting someone with a valuable asset.”The principle behind S&T Property Ventures
A straightforward journey. A clear plan. One team taking care of the details, from understanding your property’s potential to welcoming its first guests.
A property-specific nightly rate, occupancy estimate and revenue range.
We visit, discuss your goals and agree a clear plan for the property.
Presentation, photography coordination, listings and pricing prepared.
Launched across suitable channels — Airbnb, Booking.com, Vrbo and more.
Guests, cleaning and maintenance managed, with clear performance reporting.
Indicative timings. Preparation and go-live depend on property suitability, readiness and agreed arrangements.
We take care of the operational workload. You keep sight of the bigger picture — and your availability and agreed owner dates remain under your control.
Thoughtful presentation, listing creation and distribution across suitable booking channels. We focus on communicating what makes your property right for its likely guests.
Rates adjusted in response to seasonality, local events, lead times and guest demand. A considered approach to pricing, rather than one nightly rate all year round.
From the first enquiry to departure, we handle booking messages, arrival information and stay support — keeping the guest experience consistent without filling your inbox.
Professional turnover preparation between bookings, including cleaning and linen coordination, so the property is reset and ready to welcome the next guests.
Issues identified, escalated and coordinated in line with the owner approval arrangements agreed at onboarding. Your property is cared for, and you remain involved in decisions.
Visibility of income, occupancy and performance, alongside management of operational requirements. We agree the reporting and property-specific arrangements with you from the start.
One property. Multiple booking channels. One management team.
Transparent management that is aligned with your property’s performance.

It is the question every landlord asks. Here is how we protect your asset, stay after stay.
Bookings reviewed before confirmation, with clear house rules agreed for every stay.
Clear expectations on noise, occupancy and behaviour, communicated before arrival.
Fresh linen and a professional clean after every checkout, so each guest arrives to a reset home.
Each changeover is a chance to spot wear or damage early and report it to you.
Arrival arrangements agreed for your property, so keys are never left to chance.
We talk through suitable insurance and platform protection with you at onboarding.
Understand how your property is performing without taking on the day-to-day operation. Clear reporting keeps you connected to your asset and the decisions that matter.
Monthly performance summaries and income and expense reporting.
Visibility of occupancy and the calendar, including agreed owner dates.
Issues communicated and coordinated through your agreed approval arrangements.
We back our management with a straightforward commitment. For your first 60 live days, we compare what your property earns with the comparable AST income agreed with you at the start.
If your property earns less, the management fees charged during those 60 days are credited against your future S&T management fees.
In simple terms, we put our management fees on the line. This is a fee-credit arrangement, not a cash refund or a guarantee of property income.
It is your property, and a decision worth understanding properly. Here are the questions landlords most often want answered.
A clearer commercial picture before you make any decision. Tell us about your property and we’ll explore what professionally managed short stays could look like for you.
A property-specific estimate.
Based on the property and likely demand.
An estimate, rather than a guaranteed figure.
Where relevant to your current situation.
